Your Smoothest Move Starts with Clarity & Confidence

If you’ve been thinking about buying a home—but feel overwhelmed by where to start—you’re not alone. The home buying process can seem complicated, especially if it’s your first time. From financing to final keys, there are a lot of moving parts.

But here’s the truth: when you understand what to expect at each step, the experience becomes less stressful and a whole lot more exciting.

As a REALTOR® in Edmonton who works closely with first-time buyers, families, and investors, I’m here to make sure your journey is smooth, clear, and supportive from start to finish. So let’s walk through what you can expect when buying a home in Edmonton and surrounding areas.

Step 1: Get Pre-Approved for a Mortgage 🔑

Before you start scrolling through listings or booking showings, your first step is mortgage pre-approval. This crucial step helps define your budget, gives you a clearer idea of what you can afford, and ensures you’re shopping within the right price range.

A lender will look at your income, credit score, debt, and employment history to determine your eligibility. It’s also when you’ll explore your financing options, learn about down payment requirements, and estimate closing costs.

➡️ Pro Tip: Shopping without a pre-approval is like house hunting blindfolded—it can lead to disappointment or wasted time.

Step 2: Start the Home Search 🔍

Once your financing is in place and we’ve discussed your needs and goals, we begin the fun part: the home search!

Whether you’re looking for a quiet family-friendly community, a downtown condo, or a character home with charm, I help you target listings that actually fit your lifestyle and vision. My goal is to avoid decision fatigue and help you focus on what matters most.

➡️ Bonus: Because you’re pre-approved and prepared, we can act quickly when the right property comes up.

Step 3: Making an Offer ✍️

Found the one? Amazing! Now it’s time to make a strategic offer.

This involves more than just price—we’ll review recent sales, seller motivations, market conditions, and tailor your offer to be both competitive and protective. Conditions like financing, home inspections, and condo document review (if applicable) are often part of this phase.

I guide you through every detail, ensuring your offer is solid and smart.

Step 4: Conditional Period & Due Diligence 🕵️‍♀️

Once your offer is accepted—congrats! You’re conditionally sold. But we’re not done yet.

This phase includes:

  • Completing a home inspection

  • Finalizing your mortgage approval

  • Reviewing any condo documents

  • Coordinating with your lawyer and other professionals

As your agent, I keep everything organized and moving smoothly, ensuring nothing falls through the cracks.

Step 5: Closing Day & Possession 🎉

With all conditions removed, your deal becomes firm. Leading up to possession day, you’ll meet with your lawyer, finalize documents, and transfer your down payment and closing costs.

On possession day, I meet you at your new home, we do a walkthrough, and then the best part: I hand over your keys!

Even after possession, I’m still here. Whether you need contractor recommendations or just have homeowner questions—I’m only a call or text away.

Buying a Home Doesn’t Have to Be Stressful

The home buying process can feel complex, but with the right guide, it becomes an empowering and even exciting journey. Whether you’re a first-time buyer or seasoned investor, having a trusted REALTOR® by your side makes all the difference.
